Colorado programs
CHFA, the Colorado Housing and Finance Authority, is a statewide organization that helps Coloradans buy and keep homes. It does not hand you a loan directly at a branch; instead it works through participating lenders to pair a first mortgage with optional down payment assistance and homebuyer education. Understanding how the pieces fit makes the whole thing far less intimidating.
How it works
CHFA programs sit on top of familiar loan types, FHA, VA, USDA, or conventional. The CHFA layer adds assistance and education to one of those, rather than being a separate exotic loan.
Most CHFA programs can be paired with assistance toward the down payment and closing costs, offered as a grant or a second mortgage depending on the program. See our down payment assistance page for how that part works.
CHFA requires an approved homebuyer education course and that the loan run through a CHFA-participating lender. There is typically a small minimum borrower contribution as well.
