FHA

FHA loans, the flexible-credit path

FHA is built for buyers who need a lower down payment (as little as 3.5%) or have credit that is still on the mend. It is forgiving on credit history and debt-to-income, in exchange for mortgage insurance. In El Paso County the 2026 FHA limit is $541,650 for a one-unit home, which covers a large share of Colorado Springs starter and mid-range homes. USDA loans, zero down outside the city

USDA offers zero down financing on eligible homes in rural areas within household income limits.
